How do you price a property?
First we prepare a lengthy analysis of the current real estate market. We are familiar with all the comparable properties being offered for sale. Sometimes we take clients to see other properties in their home's price range, so they can see for themselves what's out there. This helps them get into a competitive mode.
Selling a home is all about good pricing, proper negotiating and staying on top of every detail. My clients also get huge exposure through my website.
What's important to know when preparing a property for sale?
For the past two years I've been advising homeowners not to look at houses that have sold in the past but to look at the current competition. In this market, it's important that your house be better than others in condition and price. Buyers, particularly at the high end, are younger, and they want a house to be in move-in condition, painted in colors they like.
A seller has to think about design appeal and be aware of what else is on the market. I've always said that every drop of paint is worth every penny it costs. Also, less is more. I've had people take months to get their houses ready for the market, but it's worth it. Also, if you take the time to put away personal possessions and clear clutter in the kitchen before you put your house up for sale, it will be easier when it's time to move.
